Older oil-based finishes can develop the amber or “pumpkin” tone many homeowners want to change. Sanding removes the old finish so we can explore a lighter, natural look or a different stain color. The wood species and its condition still shape the result.

Sand to bare wood
We sand suitable hardwood to bare wood, using dust-reduction equipment and plastic protection where needed. Some fine dust remains.

Stain is optional. If selected, we apply one coat in your chosen color.
Apply your selected finish
Our standard refinishing scope includes three coats of finish. Compare residential and commercial-grade options with our team.

Repair what needs attention.
We assess damaged boards and replace isolated problem areas where appropriate before refinishing. Existing wood, age and wear affect how closely a repair will blend.
Bring the stairs into the plan.
Refinish your hardwood stairs alongside your floors and discuss coordinating the color and finish. Stair work is quoted separately by step or component.

Standard refinishing typically costs $4–$5 per sq. ft., with a $1,500 minimum. Your estimate confirms repairs, stair work, finish upgrades and the complete project scope.
